A common phenomenon especially in older buildings on Miami Beach is the water intrusion thru small hairline cracks in the large sheer windowless walls. These walls are made up of slab, cmu block, and a beam covered by stucco on every floor. At the block to beam intersection usually from building movement a small hairline crack will open up in the stucco. Once water gets into that crack and behind the stucco it will travel down the wall and escape from the path of least resistance. In many cases this is a void in the intersection between the block and the beam letting water intrude into the unit behind the wall. In some cases it does not make it into the unit it just travels down the block slowly delaminating the stucco down the wall. These types of issues are often the most overlooked by Paint Contractors doing a rush paint job. What seperates a good paint job from a bad one as most people know is the preparation. Simply appyling some patching compound and repainting will hold this crack for a while but it will eventually fail and repeat the process of deterioration all over again. The proper repair for this crack is to rout out the entire crack using a mechanical grinder. This leaves a void in the wall which will acceppt a good quality polyurethane sealant. The patching compound is then applied over the sealant joint. This allows for the expansion and contraction of the joint without re-opening. Pro-Max recently completed the emergency repairs of various sheer walls throughout the 401 Blue property. Many units had severe water intrusion attributed to hairline cracks in sheer walls. The repair described above was implemented and all of the units have been waterproofed.
